Run your condo without a management company.
Units, owners, ownership shares and every change, in one place the whole board can trust.
What is Uin1?
Uin1 is condo management software for volunteer boards and syndicates that run their own building. It gives the board one shared workspace for units, owners, ownership shares, board roles and a full change history, and it is adding an AI agent that drafts reminders, notices and minutes for the board to approve. Uin1 is in early access.
90 %+
of Quebec co-ownerships have 20 units or fewer, too small for most management software.
55 %
of 325 surveyed Quebec co-ownership managers described a less structured board that struggles to follow its declaration.

The problem
Every self-managed board knows these problems
-
Everything depends on one volunteer
Any board position gets full management, several people can hold roles at once, and every change is recorded with who made it. Handover is a new role, not a hunt through someone's inbox.
Available in early access -
Records are scattered across spreadsheets and group chats
Units, owners and ownership shares live in one workspace. The change history keeps old and new values, the person who made the change and the time. Document storage is next.
Available in early access -
Owners miss notices and decisions
Owners join by email invitation and see their own units. Announcements, messages and meeting notices are in development.
In development -
Chasing fees and shared costs
Ownership shares are stored to the basis point and can never total more than 100%, so charges can be split fairly. The ledger, charges and payment reminders are in development.
In development -
Nobody is sure what the declaration says
The agent is being built to answer owner questions from your own documents and point to the clause, so the board and the owners read the same rule.
In development -
Maintenance and renewals slip
A shared calendar and agent reminders for inspections, renewals and meetings are in development.

-
Set up your building
Create the building, add each unit and its ownership share. Shares are whole basis points, so 10,000 is 100%, and the total can never go over.

Invite owners and the board
Send an email invitation. New people choose their own password and existing users sign in with the account they already have. A board position gives full management and a unit link gives read access to that unit.
Available in early access -
Let the agent do the routine work
The agent drafts reminders, notices and minutes, then asks a board member to approve before anything goes out. Nothing is sent or changed on its own.

What works today, and what comes next
Working in early access
-
Units and ownership shares
Record every unit with its share of the building in basis points. Owner shares per unit are tracked too, and totals are checked for you.
-
Members and board positions
President, vice president, secretary, treasurer and board member. One person can hold several, and owners without a position only see their own units.
-
Email invitations
Invite owners and the board by email, resend any time, and see which invitations have not been sent.
-
Full change history
Every business change is recorded with the old and new value, who made it and when. Only the board can read it.
-
45 languages
The whole app is translated, with light and dark themes, so every owner reads their building in their own language.
-
Secure sign-in
Passwords are handled by AWS Cognito and never stored by us. Sessions use secure, HttpOnly cookies, and every request is checked against your building.
On the roadmap
In development, in the order boards ask for them.
Spreadsheets are fragile. Enterprise suites are heavy.
Most condo software is built for managers who run many buildings. Uin1 is built for the volunteers who run one.
| Spreadsheets and email | Enterprise property suites | HOA tools for self-managed boards | Uin1 | |
|---|---|---|---|---|
| Built for | Anyone, with no structure | Managers running portfolios of buildings | Self-managed associations of many sizes | Volunteer boards of small buildings |
| Published starting price | Free | Quote on request (for example Condo Control, Yardi, AppFolio) | From US$49 a month on annual billing for up to 25 units (PayHOA) | Not published yet |
| Who does the routine work | The treasurer, by hand | Property staff | The board, with payment and portal tools | An agent that proposes, and the board approves (in development) |
| Records and history | Whatever someone saved | Strong, built around manager workflows | Ledger and documents | One workspace with a full change history |
Prices are published starting prices as of October 2026 and change often. Check each vendor before you decide. Sources: PayHOA pricing , Software Advice: community and HOA software .
Who it is for
Built for the people who run the building themselves
-
Duplex and triplex syndicates
Small buildings of 2 to 6 units where every owner shares every decision and nobody wants to pay a manager.
-
New condo boards
First-time volunteers who need a clear structure for roles, records and owner communication from day one.
-
Boards leaving a management company
Take back control of your building without rebuilding your records in a spreadsheet.
-
Small HOAs and townhouse associations
Self-managed associations that find enterprise suites too heavy and spreadsheets too fragile.

What is self-managed condo software?
Self-managed condo software helps a volunteer board run its own building without hiring a property manager. It keeps the list of units and owners, ownership shares, board roles, documents and decisions in one shared place, and it handles routine work such as notices and reminders. Uin1 is built for this job.
Do I need a property manager for a small condo?
Not always. Many small buildings are run by their own owners. What a board needs is reliable records, clear communication, fee collection and compliance with its legal duties. Small co-ownerships in Quebec, for example, carry the same legal duties as large ones. Software covers the routine part, and a lawyer or accountant is still the right person for legal, tax and accounting questions.
Who is Uin1 for?
Uin1 is for self-managed condo boards, syndicates and small associations, mainly buildings of 4 to 50 units. It suits duplex and triplex syndicates, first-time boards, and boards that are leaving a management company.
What can Uin1 do today?
In early access you can set up a building, add units and ownership shares, invite owners and board members by email, assign board positions, link owners and residents to units, and read a full change history. Billing, documents, messages, calendar, voting and the AI agent are in development.
What will the AI agent do, and can it act on its own?
The agent is being built to draft reminders, notices, meeting agendas and minutes, to flag upcoming deadlines and to answer owner questions from your own documents. Uin1 is designed so that the agent proposes and a board member approves before anything is sent or changed.
Is my building's data secure?
Sign-in is handled by AWS Cognito, so Uin1 never stores your password. Sessions use secure, HttpOnly cookies, and the service checks that you belong to a building before it reads or changes anything in it. Data is stored in AWS in the United States. Read the privacy policy for the full details.
Can other owners see my information?
Owners without a board position see their own member record, their own unit links and the units assigned to them. They cannot browse other members. Board positions give full management of the building.
Which countries and languages does Uin1 support?
The app is available in 45 languages and is not tied to one country. The first buildings are Canadian condo syndicates. Condo rules differ by country and region, so Uin1 organizes your records and routine work but does not give legal advice.
How much does Uin1 cost?
Pricing is not published yet. It will be announced before general availability, and early access is open now. Other tools publish starting prices from about US$49 to US$62 a month, while enterprise suites quote on request.
How is Uin1 different from PayHOA, Buildium or Condo Control?
Those are established products with more features today, such as payment processing and accounting. Uin1 focuses on small self-managed buildings, a calm interface that works in 45 languages, and an agent that handles the routine admin with the board's approval. Uin1 is in early access, so billing and accounting are still in development.
